If you want to grow your real estate investing business, you can't afford to ignore the "legal stuff"

Still googling all of your legal questions with ZERO peace of mind to show for it?

TAKE ME TO CHECKOUT

Quit losing sleep at night wondering if your real estate is covered—

get helpful, easy-to-follow legal education, and lawyer-approved templates

for every aspect of your real estate investments.

You started your real estate portfolio because you wanted a source of income that also provided you with a little more freedom …

... then along with that shiny new key on your keyring came a few new worries over whether you’re protected in the process.

But, you’re not looking to be slowed down over something like legal mumbo-jumbo …

… so you channeled your inner Elle Woods and waltzed your way through “The Legal Stuff” with textbook go-get-’em confidence:

👉🏼 You borrowed a buddy’s lease agreement when you found your first tenant—and you’re still using it because if it ain’t broke, don’t fix it, ya know?

👉🏼 You formed your LLC with the state—so you’re totally protected from lawsuits, right?

👉🏼 And you hired the trusty neighborhood handyman to do all your contractor stuff, so that gentleman’s agreement feels just as good as an written contract …

Yikessorry to rain on your parade, but what you’ve got is a house of cards.

And, while I know you want to grow and scale, but if you don’t shore up the legal side of your business—with real, lawyer-approved contracts & templates for every situation ...

… it could all be swept right out from under you.

It's Time for a little CYA

Cover your assets so you can grow & scale your real estate investment portfolio without risking your future

Last you checked, there isn’t a J.D. after your name, and while you might’ve watched enough Law & Order to do a convincing courtroom impression …

Reading & drafting contracts and other legal documents to make sure you’re protected from lawsuits, tenants & contractors doesn’t quite fall in your natural skill set.

Because, when it comes right down to it, you’re not 100% sure what any of it really needs to say …

… and if we’re really being honest, half the language gets you so mixed up, you’re not actually sure what it does say.

The fact of the matter is:

  • You’re not a lawyer, which means you should be getting your info from a trusted pro— to make sure you’re covered.
  • If you’re mixing and matching the information you can find on the internet (no matter how good of a researcher you are): you’re probably not fully covered, which means your assets (and your future) are at risk every day that goes by.
  • You can do all the research in the world, and still worry you’ve missed something—why not just be sure you haven’t?
  • There’s no such thing as retroactive asset protection—unless you can hop in a DeLorean and time travel back to your business start date, we can’t fix what’s already been done. All you can do is move forward with solid legal practices in place.

T H E R E ’ S   A   L O T   IN   T H I S   B U S I N E S S   YOU   C A N   D I Y

We could give out superlatives: “Most Loved by their Tenants” or “Most Likely to Pass for a Studio McGee Renovation”

Real estate investing can be a fulfilling source of financial growth,

an outlet for your creativity, and a new professional adventure …

But all of that gets easier and more manageable when you’ve got a solid (read: LEGAL!) foundation supporting everything else …

Establishing the right policies & agreements means:

  • You can confidently withhold security deposits and enforce other stipulations when you have to by putting a clear policy in place at the start of the lease.
  • You’ll eliminate "he said, she said" with your contractors when YOU send the contract, and YOU set the terms, instead of signing your contractor’s crappy "contract" (which probably doesn't have anything in it to protect you).
  • You avoid serious legal hassles down the road—and you can spend your time focused on more important things.
  • You move forward in your business with your assets protected—so you can grow and scale with confidence that your investments are safe.

In this business, legal brush-ups are less if than when…

And while you may have heard the old adage, “location, location, location
a few times before, right after you find that property in the perfect neighborhood spot…

… you need to protect it.

Here’s where SO MANY real estate investors get themselves in trouble:

Legal Pitfall #1

Not having the right systems

If you're learning the law by collecting your own municipal violations or getting schooled by tenants, there's a better (read: less expensive) way. You’ve gotta button up those processes of yours to make sure your actions don't land you in hot water.

Legal Pitfall #2

Not using your LLC properly

Forming your business is just the start. You've gotta act like a business, too. That means legally handling the money going in and out of your company, and contracting labor properly, too! If you’re not following the rules, that certificate of formation isn’t going to protect you.

Legal Pitfall #3

Working with contractors without a solid agreement

If you want to create strong partnerships that support the growth of your business, keep your projects on schedule, and help you stay on—or at least, close to—budget, you need a written agreement signed every time you hire a contractor.

Legal Pitfall #4

Going without written agreements to save money

If you think the cost of getting the right written agreements in place is expensive... just wait til you get the bill from your lawyer when you end up in court because you went without!

Major financial institutions estimate it takes 3-5 years to see a positive return on your real estate investment.

And with the median home sale in the US hovering in the mid $300s …

… it makes sense to invest less than 1% of that in reliable education, templates & resources that’ll help you protect your assets while you wait for that ROI to roll in.

You need a guide to help you protect your real estate investing business—that doesn't bill you by the hour

Imagine what it would be like if you knew:

  • You had lawyer-drafted contracts and agreements in your back pocket to get the "legal stuff" out of the way with your tenants, contractors, & employees up front
  • You had a standard agreement to use with contractors (like GCs or electricians) to make sure YOUR interests were protected

What LLS students have to say

"The thing about following legal procedures is that if you miss a step, you’ve kind of shot yourself in the foot, and you have to start all over from the beginning. Landlord Law School has helped me stay on top of all the legal things I need to be doing on a continuous basis so that when I do need to go take legal action, I have the grounds to do so."

- Lauren Clugston (New Jersey)

"I really resonated with Bonnie—she’s a mom and a lawyer and a real estate investor. She’s doing the thing! The more I learned from her in Landlord Law School, the more I was like as long as I have a good legal foundation, the less I have to worry, because I have everything in order. That really helped me, because that was my biggest fear in starting this whole thing: getting sued and putting my family at risk.”

- Natasha Esguerra (Delaware)

"When I first saw your course, I told my husband "this is EXACTLY what we need before we even start. I don't know how to even begin to ask these kinds of questions of attorneys and I don't even know how to find a good one! This is helping me move so much farther along without having to make so many mistakes up front. Mistakes are good but learning from experts to begin with is even better"

- Asriel Greendyk (Virginia)

Let’s invest in you

As a practicing real estate attorney, I found that most real estate investors were risking LITERALLY everything they own because they didn’t have the proper legal documents in place.

I told my clients that if you become successful investing in real estate (and who doesn’t want to be?!), it’s not a matter of if but when you’ll get sued. Having the proper legal documents in place can help you prevent expensive lawsuits, protect your properties, streamline your investing business, and more.

That’s where I come in. With nearly a decade of legal experience and building a multi-million dollar investment portfolio of my own — I built Landlord Law School to help you get the legal stuff in place and invest confidently.

Frequently asked questions

WHAT OTHER LLS STUDENTS HAVE WONDERED

Bring it on—below, you'll find a list of the most common questions I get about Landlord Law School. Want a bit more support? Shoot us an email at bonnie@bonniegalam.com, and myself or a member of my team will get back with you.

Is Landlord Law School right for me?

If you own rental properties (whether self managed or with a property management company), Landlord Law School was designed especially for you. Inside Landlord Law School, I teach real estate investors my asset protection method, and the fact is that if you own real estate, you’ve got assets that need protecting!

Is Landlord Law School NOT right for me?

Landlord Law School isn't right for you if you're expecting a magic pill solution that bats away all the lawsuits. The reality is that protecting your assets takes work, and this includes building a business with systems and processes. If you put in the work, I’m confident you’ll sleep better at night.

What If I'm a beginner and don't have a property yet?

If you don’t have any properties yet (but know you want one soon) you're actually in the best position. Why? Because you don't have a business that exposes you to lawsuits yet! Landlord Law School doesn’t teach you how to evaluate deals, but it will help you legally source and buy them. Building a solid legal foundation right from the beginning is powerful—you won’t have to undo any messes or break any bad habits because you’ll get started building your business the right way!

How long do I have access to Landlord Law School?

The boring details are spelled out in the Terms & Conditions, but here’s the Cliff’s Notes version… you’ll have access to the training as long as it is available online. And if we ever decide to take it down (and that’s probably gonna happen at SOME point before the end of time), we’ll give you ample advanced notice and give you the chance to download all the content so you’ll have it forever. Plus, you get access to all updates to the curriculum & template library.

How does this work?

You get INSTANT access to Landlord Law School. Landlord Law School is 100% on-demand so you get to decide when you start, what you watch, and when you finish. After you complete your purchase, you will receive an email with your login credentials to access the student portal. I teach all the lessons on video recordings with slideshows on screen, plus printable handouts and workbooks! The templates are downloadable .docx files that will open with any word processing software. The template’s How-To Video Tutorials are right inside Landlord Law School, too. Everything in one spot. Easy peasy!

How long is this going to take?

Unlike real law school, there are no deadlines or scary professors. Landlord Law School is a resource you can reference when and where you need it. You take on each lesson at your own pace. The DIY templates provided in Landlord Law School are super fast and easy for you to fill out. Most can be completed in under 10 minutes. You just have to fill in the blanks, and I think you can handle that!

Do I still need a lawyer if I enroll in Landlord Law School?

It's always a good idea to hire a local attorney licensed where you live & work who knows what you do. This program is not a substitute for personal legal advice from your own licensed attorney. I am not your attorney, now or ever. The program's meant to educate and empower you with the information you really should know to run your real estate investing business.

What kind of support do I get?

Landlord Law School features an exclusive online community to connect with fellow students and build a network of support and accountability. Tech issues? We’re here to help via email, and ready to get you sorted out.

Is Bonnie my lawyer or will she give me legal advice if I enroll in Landlord Law School?

NOPE. If you enroll in Landlord Law School or use any of my templates, I am still NOT your attorney and you have no client-attorney relationship with me. I will not give you legal advice on your personal or specific business situation. You should seek the advice of a local attorney near you to discuss your specific situation. Landlord Law School is NOT meant to be an alternative to traditional legal services.
